It is a question I get asked every time I pop out for a coffee. Right now, in the CM6 1 postcode area, there is a fascinating little dance happening between what people hope their homes are worth and the reality of the cheques being signed at the finish line.

The Big Number on the Sticker
If you’ve been browsing the internet for a new home lately, you might have noticed that the "asking prices"—the prices sellers put on their adverts—have taken a bit of a jump. This month, the average price people are asking for is £512,283.
To give you an idea of what that looks like in real life, that’s roughly what you’d expect to see on the price tag for a tidy three-bedroom family home with a nice garden. Interestingly, these "sticker prices" have gone up by £13,383 since just last month. It seems homeowners from Pharisee Green to Stortford Road are feeling quite confident about what their homes are worth!
Plenty of Fish in the Sea
Did you know there are currently 198 homes looking for new owners across CM6 1?
If you include everything we are currently tracking, that number jumps to 251. What this means for you is choice. We haven't seen this much variety in a while. Imagine walking into a bakery; instead of just two loaves of bread left on the shelf, the counters are full. This gives buyers a bit more power because they don't have to rush into a decision, but it means sellers have to work harder to make their "loaf" look the tastiest.

For Sellers: You can definitely find a buyer, but you need to be realistic. Because there are a lot of homes for sale (about 16 months' worth of stock if no new houses came on), you need to price your home to tempt people through the door.
For Buyers: This is your time! You have more choice than you’ve had in years, and you have the "wiggle room" to negotiate a price that feels fair.
